Who holds the key: two scenarios
In the first, the owner or tenant is present at the appointment. The door is open, water and power have been tested, and any room left out of scope is shown on site. In the second, the key is left with someone else: a neighbour, the building manager, an estate agent or the caretaker. This second case needs more to be settled in advance. Who hands the key over and who receives it afterwards, whether balcony, storage or loft need separate keys, and any entrance code or car park access should be agreed clearly. Confirming the scope on site works better than messages sent afterwards. If possible, be present at the end yourself or send someone authorised; otherwise arrange a video walkthrough. The places worth checking are predictable: cupboard interiors, bathroom grout and around taps, under the kitchen worktop, the balcony door track, behind doors and the skirting line. Where floors remain damp, agree on a walking route; moving furniture before drying harms both the floor and the work. In upholstery washing, ventilation time is part of this review, and full stain removal is not promised.
